Tigran Ghazaryan: “Nothing is impossible!”

Kazaryan Tigran Vladimirovich

N.S. 2016-01-30

Good afternoon everyone. I would like to express my immense gratitude to my wonderful doctor Kazaryan. I was always embarrassed by my nose and had a lot of complexes. I'm not offended by money)). But finding a good specialist is very difficult. I was almost everywhere, went to consultations. They did not inspire confidence. Why am I writing my review? I came here and saw this nonsense below and decided to write. 24 days have passed since my rhinoplasty, which was performed by Tigran Vladimirovich in a luxurious clinic at 123 Leninsky Prospekt. The staff is trained, competent, and polite. Everything is very clean, beautiful and they provided all the documents upon request)). They showed me a luxurious operating room according to European standards (I myself am a specialist in quality control of medical services). Tigran Vladimirovich answered all questions in accessible language. His diplomas were especially impressive; all the walls of the office were only his diplomas. It is obvious that he is well read. In general, I got into it)). The day of the operation has been set... I don’t want to write for a long time. Let me just say that everything went well. I almost forgot. I was too tired. Of course, it would be very strong to call this room a clinic. In front of me there were sounds coming from the ceiling, as if someone was running. Then the administrator said that they could not get rid of the rats)). Yeah! How is this possible!? I sent a letter to the federal control over SES, apparently the local SES was purchased from them. Such gross violations are not forgiven. Yes, and also, during a consultation with the much-praised Lobkov here, I simply laughed at the illiteracy of this pseudo-doctor)). Then I found out that he was kicked out of the European Medical Center. During a tour of the clinic, I asked to see the operating room. Oh God, this is a small room, there were no cleaning systems and there was nothing except a cheap anesthesia and a pathetic table. And how to work like that, and even perform operations. In a word, I ran away. This is so that they don’t write here about miracles that are performed in abundance)). Then I visited Tigran Albertovich Aleksanyan. This is also a competent specialist. Everything is civil and neat. But it’s a long way for me to get to his clinic. That's why I looked near the house. And so that the specialist is normal. In a word, I am grateful to fate. Thank you very much Tigran Vladimirovich. I want to give you advice. Ignore these entries. It’s like from the great Krylov’s fable, The Elephant and the Pug - I quote verbatim)) They led the Elephant through the streets, As can be seen on display - It is known that Elephants are a curiosity among us - So crowds of onlookers followed the Elephant. No matter what, Moska will meet them. Seeing the Elephant, well, rush at him, And bark, and squeal, and rush, Well, and get into a fight with him. “Neighbor, stop being ashamed,” the mongrel says to her, “should you bother with the Elephant? Look, you’re already wheezing, but he walks forward and doesn’t notice your bark at all.” - “Eh, eh! - Moska answers her, “That’s what gives me spirit, That I, without a fight at all, can get into big bullies.” Let the dogs say: “Ay, Moska! know she is strong, That she barks at the Elephant!”

Tigran Ghazaryan: “Nothing is impossible!”

Tigran Vladimirovich Kazaryan was born on October 11, 1970 in a family of civil servants, in the city of Kalinino (now Tashir), the Republic of Armenia. In 1988, Tigran Ghazaryan was called up for military service and in 1990 was demobilized with the rank of sergeant major. In 1992 he came to Yaroslavl. Over the years he headed industrial enterprises. From 2003 to the present, he has been the General Director of companies involved in the construction and operation of commercial real estate (retail and entertainment centers, office centers, hotels). Since 2004 - Vice President of the group for development of the North-Western and Central regions. In March 2008, Tigran Vladimirovich was elected as a deputy of the Yaroslavl Regional Duma of the 5th convocation from the LDPR party.

The meeting with the vice-president of the group took place in the Legrand restaurant of the recently opened SK-Royal hotel complex.

Tigran Vladimirovich, we are at the SK Royal hotel. As far as I know, it should become the first five-star hotel in Yaroslavl. You're right. Today SK-Royal has 4 stars, but we are undergoing certification, and soon it will become the first five-star hotel in the city. The SK-Royal complex is the first object of the City Park of the 1000th Anniversary of Yaroslavl. The official opening of SK-Royal took place quite recently - on August 3.

There are 153 rooms decorated in a classic style using the latest technology. And from the windows of the rooms there is a beautiful view of the embankment of the Kotorosl River. “SK-Royal” is the first hotel complex in Yaroslavl, offering a full range of services for a comfortable and pleasant stay. In addition to modern rooms, the hotel houses a fitness center, a SPA salon, a restaurant with 170 seats, 2 conference rooms and a meeting room for 10-15 people. The hotel is equipped with guarded surface parking for 100 cars, as well as underground parking for 30 cars.

Yaroslavl is a relatively small city. Will 5 stars be in demand here? The city is actively developing, events from the world of politics and economics, culture and sports are taking place. This means that a lot of business people and just tourists come. In addition, we plan to maintain prices at SK-Royal at the city average level. At the same time, the hotel will be five-star. We have good experience in the hotel business. SK-Royal in Yaroslavl became the seventh operating hotel complex of the group and the second under the SK-Royal brand. The total investment in the project amounted to $50 million. “SK-Royal” is only part of the “City Park of the 1000th Anniversary of Yaroslavl”. Back in 2008, significant investments in the project were announced, but a crisis struck.

How has this fact affected your projects? Before the crisis, we were planning large-scale construction and wanted to complete everything at once. Changes in the economy have forced us to reconsider plans: implementation is taking place in queues. “SK-Royal” was the first stage, but there is still a lot of interesting things ahead. “City Park of the 1000th Anniversary of Yaroslavl” is the embodiment of the “city within a city” concept, which is in many ways similar to the business one. Our complex will combine retail, office, residential, hotel and entertainment areas and will become a new center of business attraction.

Tell us how you chose the territory for construction and why you chose Kotoroslaya embankment? This is a geographically interesting place - in the city center, close to the main attractions. In addition, we paid attention to the spacious and comfortable entrances. Previously, there was a stadium at the construction site, but we took upon ourselves to move it. This is our company’s approach: we try to act quickly and efficiently, and find compromises.

When do you plan to finish construction? We planned to commission the facility by the 1000th anniversary of Yaroslavl. We didn’t have time, although I don’t see anything wrong with that. It is much more important to do everything at a high level. We will introduce facilities in stages and will finish in 3-4 years.

What is the amount of investment in the construction of the “City Park of the 1000th Anniversary of Yaroslavl”? About $500 million is the group’s own funds.

What about the payback period? The hotel business is a long-term investment. We are counting on the development of the tourist “Golden Ring”, the influx of tourists and the further growth of business activity. The payback period is up to 15 years.

Tell me, what emotions does a person experience when he realizes that such a large-scale project has been completed? I wonder what you think about when you cut the red ribbon? The intensity of the sensations is comparable to the emotions from the birth of a child. This is moral satisfaction, the understanding that a step forward has been taken.

You were awarded the Honorary Badge of the City of Yaroslavl, 1st degree. What does this award mean to you? This is a great honor: I am glad that my work and the company’s work are appreciated. I live in Yaroslavl, so this award has special meaning for me. We have built 3 large-scale shopping centers in the city, commissioned a hotel, and are building a business center. There are many projects, these are new jobs, tax revenues to the budget and an incentive for the development of the regional economy. I think we deserve the award.

I wonder which shopping mall is the most successful in Yaroslavl? The objects are unique in their own way, and they have different tasks. A year ago, “Rio” was opened on Tutaevskoye Highway - a very successful project for the city and the region as a whole. The center is already 90 percent full, there are excellent tenants, and there are world-famous chains that place high demands on the quality of business.

Tell us about the company's activities outside of Yaroslavl, about its priority areas. The basis of our business is the development and management of commercial real estate, with retail real estate being our priority. We implement projects in the capital and in the regions, and, according to 2011 data, Tashir has built and manages more than 65 commercial real estate properties with a total area of over 1 million 750 thousand m2. The group's investment portfolio also includes a number of hotel and resort real estate projects, logistics and warehouse facilities. The current year is very busy: almost every month a new facility is introduced.

In your opinion, what makes success possible? You need a good team, a strong and competent leader, coherence and the ability to work. Then everything will work out.

How do you select a team, what qualities do you value in people? The group is very attentive to personnel issues. We value our employees, but only the best stay with us. Those who know how and want to work.

Many managers claim that staffing is difficult now. People want to get money, not work. Are you facing this problem? I agree that a similar situation has indeed developed in the labor market. What to do? Select employees even more carefully and carefully. In terms of leadership positions, we have a very strong foundation. People have been working for a long time, they know their job very well. I can say with complete confidence that they are interested not only in the material side of the issue; they go to work not only for the money. They are simply interested, the important thing is the feeling that you are doing something truly worthwhile and useful. It brings joy.

Are you a liberal or tough leader? Is it difficult to work with Tigran Ghazaryan? You know, I don’t suffer from delusions of grandeur or star fever. Life experience has taught me to value people and respect their work. I try to pay attention to everyone, help and support in difficult situations. And in communication I am very flexible, they say it’s easy and simple to work with me. I agree with these words.

How often do your colleagues become friends? The core of our team is my friends. We have been working with most of the Tashir managers for many years and have become reliable and close friends. Tigran Vladimirovich, tell us how your life path developed when you arrived in Yaroslavl? I was born in Soviet Armenia, in the provincial town of Kalinin, today it is called Tashir. This is the hometown of the president of our company Samvel Karapetyan, many of my friends and colleagues. My parents worked as civil servants: my mother was in charge of the statistics department, and my father was in charge of the road department. Now they are retired and live in Yaroslavl.

I had a classic Soviet childhood, like many of my peers. First school, then the army. And in the 90s, the collapse of the Soviet Union began - difficult times for the entire country, including Armenia. I came to Yaroslavl, where I entered the Agricultural Academy, and stayed in this city. In 1993-94, while still a very young guy, he joined Samvel Karapetyan’s team at Tashir Group.

You talked about classic Soviet childhood. Like everyone else, have you dreamed of becoming an astronaut? I didn’t want to be either a communist or an astronaut. Even then, I felt the makings of a businessman in myself. He could have easily joined the Communist Party, but it was already clear in which direction the country was moving. It was a time of change, but at the same time a good opportunity.

People who survived the period of breakdown and collapse of the country in the 90s can be divided into 2 categories. The first were able to adapt and find themselves, the second never adapted to the new life. What exactly helped you at that moment? I think that perseverance helped me out; this is a feature of my character. I never sat still, never lost heart, but tried to do something. And he ended up on the team led by Samvel Karapetyan. He united our efforts, directed us in the right direction, and we were able to create the “Tashir” that you can see now.

How difficult was it to prove your right to run a business, did you encounter misunderstandings? At the beginning of the journey it was really difficult; many leaders and officials did not understand us and did not want to meet us halfway. Today everything has changed: it has become clear to the authorities that investments are good and beneficial for the region. Investors are attracted, fought for and created favorable conditions.

Do your parents often talk about how proud they are of their son? Maybe not so often, and words are not always needed. I have three children and I know what it's like to see them achieve. This is great joy and pride!

Are you a strict father? Yes, if necessary, I behave strictly with children. My family is quite well off, but you can spoil your children only within reasonable limits. They will graduate from school, receive higher education, and try to work. Children should follow the example of their parents who managed to achieve something in life. And be sure to walk this path yourself. I have two daughters and a son. The eldest is already married, the second daughter will go to 11th grade in September. The son is the youngest; he has been playing professional hockey at Lokomotiv since the age of 6.

You spend a lot of time at work, but how do you relax? You really have to work a lot both in Moscow and Yaroslavl. My vacation is my family and friends. We like to spend weekends in nature and cook barbecue. I love hunting and fishing. Combining hobby and business for me is the restoration of the Ponizovkin castle and a whole ensemble of magnificent monuments.

The group purchased the mansion and surrounding buildings in mid-2008 and immediately began restoring the monument. We are planning a complete transformation of this once magnificent ensemble. Historical integrity and authenticity will be preserved here; a grandiose tourist complex will be created, including everything necessary for a comfortable country holiday. The new park hotel in Krasny Profintern will embody the charm and luxury of the Russian province. I am carefully studying the history of the Ponizovkin mansion; we have already published several books about the history of the ensemble and its creators.

You are a deputy of the Yaroslavl Regional Duma. How much time and effort does politics take? My parliamentary work means active participation in the life of the city and region. I am an energetic person and I want to do something useful. If I can be needed, somehow influence the situation, I will definitely do everything necessary for this. Politics takes time and effort, but I like this kind of activity, and I plan to participate in the next elections to the regional Duma.

Tigran Vladimirovich, what is the secret of running a successful business? The main thing is to work honestly and decently. After all, from love to hate there is only one step. If the step is wrong, you can ruin everything at once. An entrepreneur's word should be worth more than any agreement on paper.

Do you have a life rule that you always follow? Yes, in short: “Full speed ahead”!
